CONDUIT LOANS

Conduit mortgages are loans made by one entity with the intention of selling the loan into a pool that will become the security for a mortgage backed security Effectively it is producing mortgage funds from the securities market.

There are a lot of players in this market and it has become a very large and competitive market and source of commercial mortgage funds. The major players in this market are the Wall Street investment bankers, large commercial banks and even some insurance companies who will act as both conduit as well as their traditional role as a portfolio lender.

All conduit lenders are not the same. There are variations in underwriting guidelines, in credit requirements and in their cost structure. For this reason we maintain relationships with a number of conduit lenders so that we can play on their preferences. That is to say, some are strongest where they are dealing with only a single credit tenant while others prefer properties that have a diverse tenant mix. Again it is underwriting guide lines along with make sense lending.

In general Conduit loans are very aggressive on loan amount, interest rate and are assumable.
