Over the years Shopping Centers have always been one of our favorite commercial Real Estate Investments. The best sources for financing have been some of our Conduit Lenders and some of our out of town banks.

From the Conduits we can get loan amounts up to 80% and for really large loans even more Dollars. But it is all about rate. CREDIT, they love it! More loan and no amortization to start. It is all in the negotiation. Tell us your dream loan and we will set the dogs loose on the lenders. They have to put the money out!!

Isn't it strange that we can take a bank out of their own back yard and get them to do a better loan?

The down side on conduits is the lock in. "Mortgage Jail" but if the large loan amounts and rates make sense with the assume ability then OK. If not we stick to the banks. Shorter fixed periods slightly higher rate but a sliding escape.

You must tailor the loan to your needs. Not the lender's needs.
